What are Energy Performance Certificates (EPCs)?

Energy Performance Certificates (EPCs) and technical surveys from accredited domestic energy assessors.

Think of an Energy Performance Certificate (EPC) like the energy label on a fridge or washing machine – but for your home. It shows how energy efficient a building is, with a rating from A (most efficient) to G (least efficient).

An EPC helps you understand how much it might cost to heat and power a property, and what its carbon emissions are likely to be. It also suggests practical, cost-effective improvements that could boost your rating – such as upgrading insulation or switching to LED lighting.

Even if you’re renting, some of the recommended changes could still be beneficial.

Once issued, an EPC remains valid for 10 years.

What You Need to Know

Since 1 April 2012, homeowners in England, Wales, and Scotland must have an EPC rating of Band D or higher to qualify for standard-rate payments under the government’s Feed-in Tariff (FIT) for solar PV installations.

If you’re applying for FIT payments, you’ll need to provide a valid EPC to prove your property meets the energy efficiency requirement. Existing EPCs can be used, as long as they’re less than 10 years old. If not, you’ll need to arrange for a new one before submitting your application.

In England, Wales, and Northern Ireland, only accredited Domestic Energy Assessors can produce valid EPCs.
